La propiedad impulsa una renovación profunda del complejo, y **Broadway Malyan** desarrolla la arquitectura del proyecto. En ese marco, **PHARES** diseña y ejecuta todo el paisaje del conjunto: terrazas, fachadas, interiores y planta baja, creando un sistema vegetal coherente, técnico y adaptado a cada ámbito. *La terraza: un paisaje vivo sobre la ciudad* La terraza se convierte en el gran gesto vegetal del proyecto: un jardín elevado que combina **vegetación natural**, texturas profundas y una paleta variada de especies adaptadas al clima de Madrid. El diseño incorpora **perennes estructurales**, **vivaces estacionales**, **gramíneas** que aportan movimiento y algunos puntos de **vegetación caduca** que introducen estacionalidad. La composición genera un paisaje contemporáneo, fresco y dinámico, capaz de transformar la experiencia del visitante y de acompañar la arquitectura con un lenguaje vegetal propio. Las piezas aportan textura, profundidad y una presencia vegetal continua en zonas donde la luz natural es insuficiente, manteniendo la coherencia con el lenguaje del resto del proyecto. El diseño combina especies resistentes, porte medio y texturas variadas, creando una lectura vegetal continua que acompaña los recorridos y suaviza la arquitectura. La composición se adapta a la orientación, al viento y a las limitaciones de sustrato, manteniendo un equilibrio entre estética, técnica y mantenimiento. Las **limitaciones estructurales de carga** en la terraza condicionan espesores, sustratos y selección vegetal. Las **jardineras estrechas de fachada** exigen precisión en drenajes, sustratos y elección de especies. El **riego**, especialmente complejo en fachadas, se resuelve mediante sectorización por hidrozonas y sistemas adaptados a cada orientación.
